Annual servicing isn't admin - it's protection
Most boilers that break down on a cold Sunday haven't been serviced in years. Small issues - a blocked condensate, a seal starting to fail, combustion drifting out of spec - get caught on a real service, not during a breakdown on the coldest day of the year.
A manufacturer-spec service also keeps your warranty valid. Skip it once and the warranty can be void by the time you actually need it. For landlords, an annual gas safety inspection (CP12) is a legal requirement - and we issue it on the day, not two weeks later.
When you should book one in
- It's been 12+ months since your last service or sticker update
- Yellow (not blue) flame visible in the burner sight-glass
- Burning smell or soot marks around the boiler casing
- Boiler running louder than it used to or cycling more often
- Slight pressure drift over weeks - often a pre-symptom
- You're a landlord and need a current CP12 gas safety certificate
- You're buying or selling and want confirmation the system is sound
- Warranty conditions require annual manufacturer servicing to stay valid
The full service - not a glance and a sticker
- Visual and case inspection. Casing seals, condensate trap, pipework connections, flue route and termination - visual check for any wear or deterioration.
- Strip, clean and test. Burner and heat exchanger cleaned where required. Ignition electrodes inspected, condensate trap cleared, magnetic filter emptied.
- Combustion analysis. Flue gas analyser used to confirm CO, CO₂ and ratio are all within manufacturer spec. Out-of-tolerance readings flagged and corrected.
- Safety-device checks. Gas tightness test, flame-failure device, pressure relief, overheat stat and all interlocks verified working correctly.
- Service record & certificate. Written service record issued. Landlord CP12 on the day if required. Notes kept on the system for warranty and resale purposes.
